We are a family owned company and have been in the position you are in now, trying to rent out and maintain your vacation home from a great distance away.

Before
Owner had rented the house long term by himself for a year. Before he could rent it again he asked us to refurbish the inside and out.

After
The work we had to do consisted of changing soil base for installation of new sod, repair irrigation, trim trees, paint trim on the front of the house, turn pool from green to blue,repair pool equipment and install new pool heater. On the inside of the house the owner wanted to replace tile and carpet, paint walls and the who house had to be cleaned and checked to make sure everything was working correctly.

We can help you with alot of your qustions and concerns. As a well known and respected company, we can offer you the whole package of maintenance. All of the work carried out on your property will either be done by our staff or a member of staff will observe a contractor while he does the work needed. We have compiled a short list of the monthly costs involved in running a vacation home with us. Please see below.

PROPERTY MANAGEMENT
Management includes any office work needed to pay your bills and manage bookings.

You, as the homeowner, will need to keep $1,000 in escrow with us to pay villa bills. This MUST be maintained at or above $1,000 every month or you may risk having utilites or services stopped.

PEST CONTROL (MONTHLY)
This service includes monthly treatment around the outside of the villa to create a barrier for stopping any insects from getting into the house. If any insects should get in the villa, the call-out is FREE. Yard pest control avalible from $25 per month $28 including plants.

POOL SERVICE (WEEKLY)
Service Includes:
Checking and balancing pool chemicals.

Brushing, vacuuming and skimming pool as needed.

Equipment maintenence is included, but not limited to; Checking for leaks and broken equipment
Replacing anything if needed
Reporting it to the office.

$70-85 a Month

YARD SERVICE (WEEKLY OR AS NEEDED)
Service includes complete grass cutting, trimming of trees and bushes when needed and weeding. fertilizing can be done as an extra cost

The prices listed above are only meant to be used as a guide. Each property is surveyed based on several factors, including size, volume, and irrigation or pool keepers, etc.
